How to Create AI Real Estate Videos with Your Own Avatar

VABy Victoria Alvarez9 min read

Videos in which an agent presents the home to camera feel personal, but recording them means traveling to every property, setting up equipment, and repeating takes. Creating AI real estate videos with your own avatar lets you appear inside the property's rooms using only the photos from the shoot.

With Inmoedit, you create an avatar from a full-body photo and a face photo, add it to a photo of the property, and the AI generates a scene in which you present the space while narrating the script with the voice you choose.

What an AI avatar for real estate videos is

An AI avatar is a digital representation of a person that can appear in a video without being filmed. In Inmoedit, the avatar is placed into the photo of a room as if it were a real estate agent presenting the home: standing inside the space, looking at the camera, and speaking the video's narration.

The AI adjusts the avatar's scale, perspective, and lighting to the room so it matches the light from the windows and lamps in the original photo. It then animates the scene and syncs the lips with the part of the script that plays at that moment of the video.

You can use it to:

  • Open a listing video with a personal introduction to the property.
  • Show your face on Instagram, TikTok, or YouTube without filming at every property.
  • Keep the same brand image across all your agency's videos.
  • Close a video by inviting viewers to request information or book a viewing.

Preset avatar or your own avatar

In the Avatars section, you'll find preset presenters (Laura, Daniel, and Nadia) that you can use right away in your videos. They're useful if you want to try the effect or prefer not to appear personally.

If you want clients to recognize the person who will be helping them, create your own avatar. Custom avatars are available on a paid plan, and you only need two photos. Use your own image or that of a colleague who has given you permission.

1. Prepare two photos: full body and face

The creation form asks for two images in JPG, PNG, or WEBP format, up to 20 MB each:

  • Full body: standing, from head to toe.
  • Face: close-up, looking at the camera.

The face photo is used as a reference to preserve your features, and the full-body photo for your proportions. For a better result:

  • Use good lighting, ideally natural and from the front.
  • Make sure only you appear, with no other people in the photo.
  • Look at the camera with a natural expression, without sunglasses or a cap.
  • Avoid beauty filters or heavy retouching that changes your face.

You don't need a studio or formal clothes. The AI dresses you as a professional real estate agent, in a blazer and shirt, against a neutral background. That's why a phone photo taken at home or in the office is enough.

2. Create your avatar in the Avatars section

Sign in to Inmoedit, open Avatars in the sidebar, and click Create my avatar. In the form:

  1. Enter the avatar name, for example your first and last name.
  2. Upload the full body photo in the first slot.
  3. Upload the face photo in the second slot.
  4. Click Create.

Generation can take up to a couple of minutes. When it's done, your avatar will appear next to the preset ones and you can select it in any video in your account. You don't need to repeat this process for each property.

3. Create a video from the property photos

Open the property's project, go to the Videos tab, click Create, and choose Video from photos. Select the images you want to include, up to 18 per video, and click Continue.

In the next step, you can reorder the photos and choose an effect for each one: camera movements, visual effects, virtual furnishing, or the avatar. If it's your first time with this flow, check the guide to creating a real estate video from photos.

4. Apply the Presenter effect to a room

On the photo where you want to appear, open the Effect selector and choose Presenter in the Avatar group. Each avatar scene lasts about five seconds and uses more credits than a camera movement; you'll see the total cost before creating the video.

The photo you choose has a big impact on the result. These work best:

  • Wide shots of the living room, dining room, or entrance hall, with the floor visible.
  • Rooms with open space in the center or foreground, where a person could stand.
  • Well-lit photos, ideally already enhanced, so the avatar's lighting looks natural.

Avoid detail shots (a faucet, a decorative corner), very narrow hallways, and small rooms where a person would block the space you want to show.

A common structure is to use the avatar in the first scene to introduce the home and combine it with camera effects in the other rooms. You can also repeat it in the last scene to close with a call to action.

5. Add the voiceover and choose your avatar

Click Continue to move to Configure your video. When there's an avatar scene, the Voice is required: the presenter lip-syncs the narration.

Write the script or paste the listing description and click Adapt so the AI fits it to the video's length. Then select the voice. If you want the avatar to speak with your own voice, first follow the guide to clone your voice with AI; the result will be much more consistent than with a generic voice.

In the Avatar block, select the presenter you want to use: one of the presets or the one you just created. Finally, turn on Subtitles if you're going to publish the video on social media, where many people watch without sound. For vertical format and other social settings, see how to create AI real estate videos for Instagram and TikTok.

How to write the script so the avatar speaks at the right moment

The avatar says the part of the narration that plays while its scene is on screen. If the avatar scene is first, it will say the opening words of the script; if it's last, it will say the closing.

Since each scene lasts about five seconds, the presenter's line should be short: 10 to 14 words usually fits well. This editorial example is designed for a video with the avatar at the beginning and the end:

SceneEffectNarration
Living roomPresenterHi, I'm Laura, and today I'm showing you this bright downtown apartment.
KitchenZoom inThe kitchen is separate and fully equipped.
Main bedroomZoom outThe main bedroom has built-in closets and plenty of natural light.
TerraceMove upAnd the living room opens onto an 8 m² terrace.
Entrance hallPresenterIf it's a fit, message me and we'll set up a viewing this week.

Adapt the details to the actual property and check that each line describes what's on screen. A first-person tone reinforces the feeling that you're the one presenting the home.

6. Review the result before publishing

When the video is ready, play it from start to finish before downloading or publishing it. Pay special attention to:

  • Facial features: the avatar should look like you in every scene.
  • Hands and gestures: movements should look natural, with no distortions.
  • Lip sync: the mouth should follow the narration.
  • Integration in the room: scale, light, and shadows should match the space.
  • Script details: street names, figures, and property features.

If a scene doesn't convince you, open the video in the editor to adjust it or create a new version with a different photo. Choosing a more open or better-lit room usually improves the result.

Use the avatar transparently

The avatar is a communication tool, not a replacement for accurate property information. Always present the home's features as they are and, if you combine the avatar with virtual furnishing or renovation, present it as a proposal.

Consider stating that the video was created with AI, especially if you publish it on social media or portals with specific rules. The article on when to label AI-edited real estate photos offers criteria you can also apply to your videos.

Frequently asked questions about real estate videos with an avatar

Do I need to film myself to create my avatar?

No. You only need two photos: one full body and one of your face. From them, the AI generates your avatar and animates it inside the property's rooms.

Can I use an avatar without creating my own?

Yes. Inmoedit includes preset avatars that you can select when configuring the video. Creating a custom avatar is available on a paid plan.

Can the avatar speak with my own voice?

Yes. First clone your voice in the Voices section and, when configuring the video, select it in the voice block. The avatar will lip-sync that narration.

How many scenes can I use the avatar in?

You can apply the Presenter effect to several photos in the same video. The most common approach is to use it at the beginning and the end and let the rooms in between be shown with camera effects.

Can I create an avatar of someone else at my agency?

Only with their consent. The avatar reproduces the image of a real person, so make sure whoever appears in the photos has authorized its use in the agency's videos.

To get started, create your avatar from two photos, apply it to the best room of your next listing, and pair it with your voice. With the Inmoedit real estate video generator, you can prepare the full piece, review it, and publish it in minutes.
